Timothy D. Garner focuses his practice in the areas of real estate law, including closings, title insurance and other title services, IRS Section 1031 Exchanges, banking and finance, and business law.

Tim’s real estate and title services practice includes commercial and residential real estate developments, IRS Section 1031 tax deferred exchanges, real estate title claim issues and curative litigation, title searches and abstracting, preparation of deeds, contracts and other real estate documents, residential and commercial insured real estate closings, and general representation to buyers, sellers, lenders, real estate agents and real estate developers.

Tim’s banking and finance practice includes residential and commercial insured loan closings, foreclosures, and general bank representation, including preparation of mortgages, notes, guarantees, and other lender documents. Tim has closed or otherwise been involved with thousands of loan transactions and other lender matters, including various commercial, residential, SBA, FHA, VA, and other development, construction, acquisition, and refinance transactions. Tim has also foreclosed numerous mortgages and provided legal counsel, title correction assistance, litigation, bankruptcy, and other attorney services for most every local, regional, and FNMA primary and secondary market lender.

Tim’s business law practice includes business asset purchase and sale transactions, purchase and sale of membership interests and stock transfers, contract negotiations and document preparation, providing general legal assistance to businesses, contractors, condominium associations and homeowners’ associations.

Tim is the President of Attorneys Title, Inc. that he formed in 2001, located in Gulf Shores, Alabama. Attorneys Title, Inc. is an affiliated company of Olmstead, Harrell & Garner, LLC and provides a broad range of title and escrow services, including residential and commercial real estate closings. Tim has been an approved title insurance agent and has been writing title insurance for Mississippi Valley Title Insurance Company since 1988. He also serves as general counsel for Mississippi Valley Title Insurance Company and Old Republic National Title Insurance Company in Baldwin County, Alabama. Tim conducts or otherwise supervises all title searches, abstracting and other matters related to real estate transactions closed by Attorneys Title, Inc.

Tim began practicing law in September 1987 in Dadeville and Alexander City, Alabama in Tallapoosa County, and continued practicing in that area until he moved to Gulf Shores, Alabama in September 1995. Tim is a member of the Alabama State Bar and the Baldwin County Bar. He is also admitted to practice before the U.S. District Courts for the Middle and Southern Districts of Alabama.
